What is my site worth?

Hi Folks:

Someone offered to buy one of my websites. Its PR3 and gets more than 3000 page views everyday.

I was wondering how to arrive at a good price. I checked some tools for estimating the price of sites but I don't know how they arrive at that number.

Its a combination of things

- Earnings and source of earnings eg adsense / sales of products /affliate earnins / link sales
-traffic and source of traffic - organic traffic from search engines? Paid link traffic? Does most of the traffic come from one source?
- Uniqueness of site. Are there thousands like it? Can it be easily copied?
- profit - Do your earnings have to be spent maintaining the site?
- Work and time required? is you site on autopilot? Do you have to run to the computer every hour to update it?

Thanks for the response. I do have adsense earnings and don't have to 'maintain' the site as such but content needs to be updated. PMing you the details.

A good way to measure value is 10x monthly revenue however it depends on various other factors as well.
