Selling Buy PR3 tech site with high potential

Windows Geek Blog is a technology site with PR3. It was started december last year.

The stats are from june till now because I made a transformation from VPS to shared hosting. You can find a screenshot of the awstats data as attachment.

The buyer will get ownership of the domain (ofcourse) hosting (which is free but 99.99% uptime is guarenteed and is a hostgator server if am right) premium theme worth 49$, backlinks from High PR sites such as neowin, the windows club, WPNow (makers of huex theme) and all the content including two free windows 7 themes that I created. ( The owner will have the right to store and distribute my free ebook - Windows 7 a beginners guide but the rights will remain with me and a blog post - interview with Ed Bott which the buyer can post in his blog without any links to me but I'll have the right to post it in my blog as well.)

I hadnt started monetizing the blog heavily and have just been accepted to the adsense. The only revenue from the site is throught link sales ( I have a loyal buyer who buys a link each month for 4$).

That being said with few frequent posts you can cerainly start earning a lot from this site. I am selling it coz I'll be starting a podcast instead and need some money urgently.
