Selling Niche site for sale - Indexed - Appearing on third page

Hi all

I am planning to sell another niche site. This site is new and no marketing effort has been put in the site. Still the site appears on the 3rd page of Google (22nd Position). With little marketing effort it is not difficult to bring the site to the first page of Google.

The site has a search volume of 3,600 and an average CPC of $0.76. The site is based on wordpress CMS and is registered at Godaddy.

Some of the other keywords that the buyer can target include
wedding silk flower centrepieces (480 searches)
silk flowers centrepieces (1,300 searches)

Once the payment is received the buyer will get the site database and the domain will be pushed to the Godaddy account of the buyer.
