as for more than 10X + revenue....this site takes little for me to maintain. with little effort on my part i can easily make 10X revenue in 10 months myself with it by doing very little (of course better results will be achieved with some work effort). the reason for me asking more than that is to give me a reason to sell it. imo, it is not worth selling this site to someone who is not going to offer more than that one year worth of income.....i am not looking to give away a money making site for next to nothing.....hopefully that explains where i am coming from.....

since my site is a social network for this niche, there is virtually no competition close as far as the social networking aspect of it. the ones that are out there are small in comparison and not done nearly as well as my site.

however, i do have vbulletin forums integrated with the site. the largest forum i am aware of for this niche has 100,000+ members (has been around 10 years or so). so simply by increasing user count on my site, i can in turn ask for more money from my current and future sponsors. the site with 100,000+ members charges $500+ (last i checked) a month for the most basic advertising options. my site charges 1/4 of that for my most expensive banner option...so by an increased user base, you can see how this site can make more $$$$. besides, this niche has a strong background of 40+ years in the making.

as for videos, the .tv (video extension) is hosted by a third party for free on their servers. basically, it is a revenue sharing plan.....i get paid based on video views....but like i said, very little promotion has been done for the .tv extension. (i have included bandwidth stats are in the pm)

i don't have a really have a reserve, but the sale will definitely be for more than 1 year worth of income.....as for a BIN, if i get an offer i can't refuse i will have no problems selling the site to that person
