WTS Great New Content site - unique articles and multiple monetization

I have put together a website in a very promising niche but unfortunately due to other commitments, i must sell it. Let me give you some background on the niche.

First let me say that there are over 75 million baby boomers and the oldest of them are turning 62 in 2008. That means that every year from here on out there are going to be millions of baby boomers turning 62. One major problem with retired seniors is finances and they are faced with ways to cope with health bills among other things. One rather new "product" to come along that can solve this problem for them is a "reverse mortgage". ( reverse mortgage can be upwards of $15 or more for adwords so adsense can pay alot )

Suffice it to say that there is going to be ALOT of news being spread in the upcoming times about reverse mortgages due to the the massive amount of baby boomers that are going to need help.

The site itself contains 10 unique articles as well as a glossary of terms. It currently has 3 methods of monetization - adsense, amazon, and affiliate with a reverse mortgage company.

This site was just recently made so assume no traffic/revenue. However i have submitted the site manually to google,yahoo and msn. In addition i have submitted a unique article ( 11th one ) to 3 article directories ( ezine articles, goarticles, and articledashboard ) as well as create a nice squidoo lens (same name as domain) that the new owner can have transfered to them. So it has a basic start but will need some more.
