WTB: Site targeted at older people (40 years+) - $10K budget

Is the content of your site such that you get visitors mainly above the age of 40? (I'd say at least 90% of visitors)

I'll pay up to 18x average net earnings or, if the site hasn't been monetised at all, I'm open to discussing a non-earnings based valuation.

I may end up buying several sites if I don't get one big site worth $10K.

I like older sites over newer ones. I like non-spammy sites over spammy ones. If your site has any sitewide links to an external location then I'm not interested at all.
