WTB: Please read! $5,000 cash

I have a neighbor friend who recently became unable to work outside the home any longer and would like to get him started with a quality website, he can afford up to $5,000 cash and I realize that would only get about a $400 a month site if paid in full so I what I thought instead was if there was anyone with a quality site that they would like to sell because they lack the time to run it that perhaps the seller would be willing to finance part of the purchase price, the seller would retain ownership of the domain until the full price had been paid so if you have a site that you would like to sell but have been unable to get the price you want and are willing to finance part of the sale price let me know what you have?.

The amount of time required to run the site does not matter, but it must be something that does not require lot of high tech knowledge or anything that would require him to leave the house in order to maintain the site.

No gambling, pharmacy, or porn sites.
