WTB: paying 10-12x, budget $10, 000+

    Ok, I have been wasting way too much time on sites that either dont advertise everything propertly or the site owner just does not want to agree to terms that will give me assurance on their business, so I am gonna post this get some people with REAL businesses for sale to contact me. Looking for a web based business to purchase. Will pay up to USD 10K.

    1. Willing to pay upto 12x revenue.
    2. Website MUST be established for at least 18 months
    3. No porn/adult/proxy/myspace/celebrity/file hosting
    4. Copyrights and names MUST be in owner's name and/or Company name
    5. Must agree to escrow on the following terms (VERY IMPORTANT):

    a) An escrow will be opened for the transfer, 50% -70% of the total transaction amount will be initially deposited into escrow,
    b) remaining % will be deposited into escrow over a 3 months period
    c) once the 3 months period is up and all the funds are in escrow, the escrow will close and the actual transfer will take effect
    d) if your business is actually performing the way you said it would, we reserve the right to close escrow 2 weeks after opening
    e) escrow fees will be split 50%-50%

    6. Site must not be banned from adsense, or anything else that will stop us from changing advertising/revenue streams.

    Read the above carefully,
    I am very strict on the above terms so i wont give u 1 minute of my time if your business is not meeting the above criteria

    If we see a business we like and the site costs more than 10k we can arrange for higher than 10k, but generally we are looking for upto 10k.

    There are people here who have higher budgets and would pay more than your multiple. I can't think of a reason why someone would want to deal based on your unfavourable terms.

    Part of the main reason why someone would want to sell a high earning stable business, is to pass over the risk as well as the profit. Just something to keep in mind.

    The last thing that I would want when agreeing to a website deal would be to have any terms hanging around after closing. That's kind of like buying a home and then having other terms kick in later on depending on how the local housing market performs, etc.

    those are the terms, if u dont like them i wouldnt want to do business with u.
    I am sick of peoples websites that after ur done with them, it really makes 50% of what they actually claim it makes

    Isn't that the risk associated with buying a website? Some will perform above expectations while others will perform below.

    not if u claim ur website makes 200$/month, when u finish adding all of the income from different sources, it comes out to 100$

    Quite frankly, I understand the sellers here.

    On the other hand, I know hot the buyer feels. Why wouldn't you just setup an escrow payment with a somewhat lengthy inspection period? If you're looking for a $10K budget website, and it makes around $900 a month, a 2 week inspection period should be enough to verify that, look into everything, and make sure it's all legit...

    As spdude points out, I am a different person ;)

    I also pay 100% into escrow immediately on agreeing the price etc.

    That's part of the risk of buying sites. You do your checks the best you can, you pay your money and move forward. You cant expect the seller to guarantee future incomes! Not at the cheapo 10x, 12x multiples. Even at the 24x multiple I don't ask for those guarantees.

    Not to be rude or anything, but is it because you're just hoarding up a bunch of sites that earn x.xx amount / day, and expect it to continue its revenue stream? That's not how it works. You need to maintain, promote, and manage every site that you purchase.
