WTB:High Quality Sites (Budget upto 50k)

Hi,
I'm looking for extremely solid sites with good revenue. Budget is approx. 50,000$!
First of all, i am not interested in trunkeys, proxies, File Hosting, Web Hosting , Web Directory, funny videos, arcades, celeb and warez or myspace related sites.
Ideally, i will pay 8-10 months revenue but I am definitely willing to go high for an exceptional site.
I am looking for a site which have
1. Low to mid $x,xxx revenue with at least six months of history
2.85% Revenue from Adsense
3. Low maintanence.
4.Natural traffic in high x,xxx or low-mid xx,xxx daily uniques range, not dependent on owners own link building strategy.
5.No trademark/copyright or other serious legal issues.
6.No Legal issues and unique content based sites!

A tip for you: People who own the better quality sites will seldom get tempted to offer you their site unless you give some indication of the type of multiple you're willing to pay. Too often prospective buyers are looking to pay 12-18 times net monthly income. Owners of quality sites tend not to sell for that kind of multiple. If you post that you are willing to pay, for example, 36x then you may see some nice sites come out of the woodwork.
