    At $100 a month, a site makes $1200 a year.
    At $200 a month it makes $2400 a year.
    the going rate is 3+ years.

    Please confirm that your numbers are not a typo, and that you are looking for a site that makes between $100 and $200 a month for the price of $1000 or less.

    I always heard that the going rate for a site was ten months unless it was a real solid site.

    yep that is it .. one year max in this situation.
    some solid sites sell for over 10+ years but this isn't the case here and this isn't what I am looking for

    I know you did not learn that in college.

    i have a website that this month made me... 215$ and i want 12 months revenue on it + the price for the good potential that it has(i dont have time to develop it cuze it will make much more) All the revenue it's from adsense. That equals:2580$ + 700$(the potential...could put a lot more here)=3280$ It has good google rankings . Top 5 for 3 good keywords and oscilatig between 1 and 2 for a keyword with 34 milions results. The site has huge potential for some affiliate marketing as the niche is very good and with 500-800 visitors a day(most of them from google searches) you could do a killing from AM. Also you can turn it into a very good online store from which you can win a lot . Most store websites in this niche would kill to have the position i have in the serps.

    All sites go for about 10-12 months revenue. Who would want to purchase a site that they wont make money off of for 3 years? A lot can happen in 3 years.

    This is all off topic but there is no real "rule" for the going rate. It just depends on the particular site and the circumstances. Some sites have a lot of potential that can be real money makers if someone more knowledgable takes over. Some sites have high expenses, etc. I guess it can go anywhere from 6 mos. and I've seen them go for up to 3 years.

    UM...that is how business has been done since before the internet.
    I can see buying a 3 month old site for 10 months revenue, but not a 3 year old site.
    That is not smart on the part of the seller when they will make more by not selling it.

    And yes a lot can happen in 3 years, namely, the new owner could completely ruin the site, and it ends up making no money.
    It is up to the circumstances, and the new owner. Very True.

    I can certainly see an MFA going for less. Actually a lot less.

    lol , I got only two offers so far one of them is so out of my budget and the other one sounded good but the site is down ! Contacted the seller to see what is happening but then I discovered that the site's been down for over a month now ..

    It might also have something to do with how fast the internet moves. People want to be able to turn a profit by the end of the first year because for all they know the niche might be gone in 3 years, or the advertisers, or the traffic....If you are buying a brick-and-mortar shop you can afford three years of revenue, after all, unless there's a depression in your town the odds are pretty good you'll still have people in town wanting your product/service. Also, the barrier for entry is low in an internet business so you can sprout competition literally overnight. All this means that people need to see a pretty quick return on their investment when buying a site, hence, 10-12 mths revenue is pretty normal.
