There's too much competition in most of the good niches. The only way to make constant money from Adsense is buy having authority websites on specific niches. The other way to make good money from niches is to foresee events that are coming and to make websites on it.

Chasing after the most expensive keywords in your niche really is not the way to go. There is a supply/demand issue which needs to be kept in mind Middle value keywords with lots of searches makes more sense At least that's what I've been doing and works okay
