I have been optimizing my site and link building for Kolea at Waikoloa Beach Resort. I have been optimizing for the term Kolea for over a year. I can not seem to get the #1 spot. I do not think it is anything related to what I am doing, but there is some reason google is giving the site above me some kind of authority. I was curious if there was anything you see as to why I should not be #1. I used the same techniques for my home and optimized it towards Waikoloa Beach Resort and with less work got to the #2 spot there and it is a more competitive keyword. I probably will never get the #1 spot there because the site that is #1 has well deserved authority.
Well Kolea seems to be a Geo term, maybe google is holding out for a geo-related domain? Have you been building links with the anchor text "Kolea"?

geo means geograhic or geograpical waikoloa, though quite what GoDonorJulian is getting at I don't quite get. For sure the site aboves SEO looks to be better to me. For example when I do that search here on Google.co.uk they get three bolded mentions of the search term appearing in their description whereas you only have 1 mention.
You can beat your competitor with right set of link building method. Getting a dofollow link from high PR, aged domain, low OBL, perfect mix of keywords used in contents, etc will help you reach higher stand. Try to build quality link and you will see your site rank goes up.
