    Hi

I am busy negotiating with a certain person about buying his website. This site is ranked under the Top 5 in Google for a certain term with more than 400 000 000 results.

I don’t have traffic starts and don’t think I will be able to get it, but if you guys have to guess in what range would you pay for this site.

According to Overture this term get searched in the xxxx/day range

I think that it will depend heavily on current income, or income potential.

It will be impossible to guess, but in my opinion with that amount of searches in overture and the amount of results in Googles SERP, I would go in the $x,xxx range.

I wouldnt go to high because you dont know what you could expect.
On the other hand you could have a real winner.

Maybe try contacting similiar site owners(site above in SERP) to get a rough idea of how many traffic they are getting.

Personally, I don't think I would do anything until you at least know what kind of traffic you are for sure going to get.

keywords are important, and amount of traffic generated every day
difficult to decide a price just on basis of 5 keyword results

also review where the traffic is coming from and how much he is driving - what will be the impact once he stops driving it - and how prepared are you to continue with those strategies.

How competitive is that term - and could you easily get there too if you started from scratch with a new (or cheaper) domain? This is called the 'barrier to entry' and his price relies on a high barrier. If it's not so hard for newcomers then the barrier is low and so is the price.
