What is your general rule to valuing a domain?

Im sure you have all heard the saying a domain (or any item) is worth what a buyer is willing to pay for it, but how would you generally assess the value of a domain?

If you were to weigh the following categories by percentages, how much emphasis would you put on each of the following. For example.
    Name/phrase popularity 50%
    Profitable trend and relevancy/search popularity 40% (3D, iPhoneapps/iBlog/etc, green-----)
    Site development/links/page rank 10%

Clearly a parked page of Cars.com would be worth significantly more than a fully developed and highly ranked Sportscars.com. For those that buy/sell domains semi professionally/professionally or as a religious hobby, how much time do you spend on developing/linking your domains. How important do you think this aspect is?

Also if there is another category that I missed, what are they?

from my experience there may be a zero or two difference.

as a reseller i may pay $xx - $xxx for an ok name, as an end user (especially if i really needed or wanted a name) i may be willing to pay $xxx - $xx,xxx for it.

Timing and the right buyer plays a big part.
example; I bought a name for $6 - shortly after had it for sale for 2 weeks with no offers and no inquiries. 3rd week i had 5 different buyers that bid it up over $300 ??

True, but there are ways to get a ball park value or range for a domain

like real estate you could also use past sales to help value domains

also domain value may have little to do with the sale price. if someone wants the domain badly because they have 6 digit budget project for which this domain they believe is perfect, they may pay you much higher price regardless domain value for everybody else.

exactly. so if you are going to value a name i would suggest taking out the end user (to many variables) as they usually pay based on their budget and not the value of a name. end users have a budget or an idea for what they want to spend on a name - then they try finding names within that price range

Keyword domains or dictionary word domains are the most valuable. Their value depends on the popularity of the keyword or the word. The value of every other domain is subjective.

I think domain age matters in value of a domain.

size also plays a big part. i would opt for a smaller brandable name over a longtail name. Think of end users - would they rather type in 3 words or one small word. I also prefer names that are easy to remember.

    Mine rules are:
    - domain name should be as shoprt as possible
    - have COM domain name extension
    - include business name or at least abbreviation.

It seems like finding end users is the most important. How much time do you spend developing your sites before you sell them? Or do you wait for others to contact you?
