There is no exact formula for doing this. It takes years of research and following what domains sell for, what similar domains sell for, current and historical values of similar domains, plus countless other factors. I have been in the domains business for a very long time and have learned long ago that there is no exact way to calculate a value with 100% accuracy. What it always comes down to is what someone is willing to pay for it and what someone is willing to sell it for. One thing I can tell you for sure, don't listen to what the online automated values tell you. 99.9999999% of the time they are worthless. It's best to get an appraisal from professional domain investors (domainers) who have years of experience in buying and selling domains.
How can you write a formula to tell you that cnn.com will be worth millions while ccn.com won't be? or that pizza.com will be worth millions but pizze.com won't be? or that trademe.co.nz has enormous value but ebay.co.nz has none.

The OP specifically asked about domain value. Having a site built on a domain can add or detract from it's value for all the reasons you give but there are also factors like email blacklists and advertising bans that have to be taken into account. A parked, dropped or unregistered domain will still have value and that may be influenced by what happened when there was a site but the domain meaning, extension etc become more important.

its all about demmand and supply! if your some domain have a lot of demmand, meanwhile only you that have that domain! then you can increase your domain value up to 10 to a thousand times from register fee! e.g $100 or maybe 100.000 usd! but if you think your domain are good name, but nobody want your domain, then your domain are $0 for example, you have 8.com! or 88.com! for some ppl. that domain are not good and meaning less! but for 1,3 billion pple out there, that domain names are good! then you can increase the price up to 1 million usd!
After very nice explanations above, you said you have a new domain name just one month old. i should say new domains does not have any value unless it related to a current event in the world. exmple : ebola.com. you listen to the news and come to know about ebola. you quickly grab it and next day a farmacy company is offering you $$$$$$ for it. that is jack pot. as you were able to hand reg it, that mean no body wanted it. Remember domaining mean patience. Some time You have to wait for years and years for your domain to sell. if you want to make quick money by flipping domains, then buy then in after market and flip it with a small margin.
