I would think it would be worth about 6 months of steady rev. might be worth it to hold onto it a bit longer to prove rev

It is extremely rare to see a website go for 10 - 12 months profit. I think your original expectations of it selling for 4 - 7 months profit are much more realistic. If you think it is going to keep making $12k+ per month, it is in your extreme best interest to hold onto it for at least a few more months to seriously increase the selling price.

I'm sorry, but it's not rare at all. Go to Namepros,and more especially Sitepoint and you will see sites going for at least 10 months revenue. It also goes on age, a 6 month old site earning 5k/month will go for 6-10 months revenue, whereas 2 year old site making $5k/month could easily sell for 20x monthly profit.

I have heard of sites going for 48-60 months revenue.

Of course, the site's financials need to be rock solid.

But, it seems rarer someone gives up a money-making website without getting at least 1 year's revenue.

This is assuming at least 1 year of history.

 

from what you are telling us if i were you, i would keep the site an extra month or 2 to see if the profit keeps up. the more months of high profits a site has the more its worth. for instance a site that makes 5k a month for 5 months might only sell for 5-6 times the monthly profit, where as a site that has a good solid 18 months at the same profit range might sell for 10-12 times the monthly profit. Not too mention that if the profit keeps going up, that drives the value up as well. if it really doesn't take any managment, then id keep it another month or 2 just to see if i could get double or triple the price. whats there to loose? just my opinion of course based on what youre telling us.
