2x annual revenue is a typical valuation of a business - but if the revenue stream doesn't have a long history of stabiliity (2-3 years at least), then that figure can drop dramatically to .5 - 1x projected annual revenue. There might be some suckers out there for higher prices.

Consider your marketplace too. If you are a business that is on the upswing in the community, getting a lot of good press, that can add serious value. Reputation can play a big part in it. If you are looking at anything more than $30K for a site, you are talking about prospective buyers getting business loans and that means auditability. Less than that, people will probably get a second mortgage or pay cash out of their liquid assets. The more business history you can show, the better the chance of a sale. Most web sites I see for sale give basic #s - Google PR, traffic, monthly revenue - all of which can be fuddled with easily over a 3 month period. If I were to buy a site for anything more than a few grand, I'd want to audit the logs, see bank account history, and do an analysis of position within the target market community. Also to be considered would be the business history - was there a solid plan. How easy would it be to maintain current traffic levels. How frequent were updates to content, site design, etc. Is there a tracking of indexed page count + search engine rankings. Is there existing analysis in place of competitors and who performed it?
