Niche itself says your own special thing You need to conduct a research of keywords related to your business on google keyword analysis tool. Check what is their competition as well as search volume and what exactly suits to your needs. Put different variation of keywords like "Keyword in X city/country" or "XYZ suppliers" etc. Create a file ( xls or notepad) with all keywords and their search volume. once you are done with analysis, review the keywords again in your file. select the best suitable to your business, At the end of above Exercise you will have your niche I hope it helps

For instance, if "Real estate" is my site theme, Is "Real estate Bangalore" the niche keyword for the site? or should it be more specific?
Its not specifically the Geo specific keyword but it should be reflecting your business and your target market. For example if you are providing your services in banglore city only for your real estate business then "real estate banglore" or "Banglore real estate" or probably "real estate agents banglore" would be the correct choice. few people prefer "Property Brokers banglore" also. But if your service is nation wide and if there are no geographical boundaries like its a virtual service or available nation wide then there is no need to put a geographical word in the phrase. Like mine is "web application development" and I do not have geographical barrier because this service can be provided from anywhere to anywhere in the world so I make this as my target keyword for my all seo efforts. If you have a new website, having limited set of services and you want to target a specific geography then i would certainly suggest to use a city or state in your phrases or at least a long tail keywords to start with. It would be hard to get traffic on one or two words phrase for new site. I hope I have explained it well.
There's almost no such thing as "niche keywords" because pretty much every keyword has a niche. Niche keywords would be a term used to describe keywords that are related to the topic of your website. I actually recently reviewed a site on niche keywords, if that would help you at all.

You should know what the term 'niche' means, and that term applies to a keyword. The emphasis is to find niche keywords and to dominate them in affiliate marketing and adsense which isn't hard. I earn a good living from niche keywords...But it depends how 'niche' your keywords are!
