Any script at all! Forums, directories, communities, shops - anything you like. Then work hard at it and be the best out of all the other websites in that category - then you will make money. But IMO there is no script that works out of the box.

well, it's a bit weird to see this kind of question IMO let's say, mortgage is a great niche at the moment, but are you interested in financial terms and developing bank and microfinance related stuff?? my advise is, do what u love to do most, and then once u have unique contents (alot of them of coz), then monetize it...
