How much is fair or could one expect to pay for this website?

The site has real lack of updates and content but is still very well known among the community. It is a certain video gaming niche. The site seems to be run very poorly with a serious lack of updates and updated content. The sites main problem is that it hosts numerous videos for the video game which almost all total over 100mb. From what I know, the site doesn't make a profit and costs the owner a little bit, or if it does make a profit, its a very small amount. It seems the site has an Enormous amount of potential (the reason I want to buy it). The site seems to be going downhill and losing traffic and revenue as of now. It started in 2003. I don’t have his exact stats but I was wondering what your opinion would be for the site from this info alone.

Supposedly gets 30,000 page views a day
Has a pretty inactive dying forum but with stats of: Threads:10,428, Posts: 89,761, Members: 8,847

    Some other stats:
    PageRank: 4/10
    Alexa Rank: 468,119
    Incoming Google Links: 12
    Incoming Yahoo Links: 2,662
    Incoming MSN Links: 363
    Incoming Alexa Links: 0
Overall Incoming Links: 3,037 (Overlap is possible - Estimated 2,662 unique links)
Outgoing Links: 11 (Ratio: 1.091% - Each Link Receives Approx. 0.309 PR)
    3185 12 364 2809
    Marketlink linkpopularity value: 3185

While I know I do not have all the appropriate figures I just need an approximate from that info if you could. I just want to have some idea of a fair price before I contact him. I do have a price range in mind but just want to check if everyone else has the same idea.

    Thanks

I would say 10,000$ ... if the revenue is above 50$ daily

Thanks for your quick reply. This is a direct quote from the owner "(don't worry...we're still getting 40,000-55,000 visits a day)". Do these figures make sense with the stats I've listed above? It seems to me he may mean a month instead of day or maybes hes just exaggerating?

    Thanks

Yeah, i figured they didn't make sense. Although, it might be possible. I don't think he really relies on search engine traffic, its more of a word of mouth among the large community and other popular forums. For an example, the site is basically a fansite of a massive online gaming community with these stats in its forum: Threads: 93,421, Posts: 2,107,852, Members: 168,279. and a pr of 6 and alexa rank of 65,000.

Regarding the forum,it is pretty dead but it doesn't have a whole lot to do with the site. The site's basic purpose is hosting good videos of people playing the video game. So most people download the vids and never bother with the forum. So i would not be at all surprised if the forum numbers didn't correspond with the page views. However, even knowing this and the fact that the forum doesn't really matter too much to the site, the numbers still don't seem right. I'm going to be getting in contact with him in the next few days and hopefully we can go from there.

Well from what i've heard the google linkchecker is often inaccurate, anyway, here is some stats: (but again, i dont think they get very much traffic from search engines anyway)
    Link Popularity Report
    Search Engine Indexed Links
    Google 12
    MSN Search 364
    Yahoo! 6,987
    AlltheWeb 1,140
    HotBot Not Available
    AltaVista 2,780
    Total 11283

Do the "40-55,000" figures seem more accurate for a month? Anyway, could i get a figure based on those numbers before i get in contact with him?

    thanks
