Selling Web hosting company and complete site portfolio - asking $20k with servers

I own a hosting company consisting of 22 free (with paid upgrade option) hosting sites, 4 free forum hosting sites, 23 other assorted sites. I have my own data center and decided to open a Brick and Mortar computer store which has taken off nicely. The computer store had totally consumed my time and is making great income so I no longer have time for all of these websites and would like to sell the lot. Total bandwidth for all sites hovers at around 3 mbits per day constant with occasional boosts when spammers sign up in mass at the free hosting sites. Last year this time I was making approximately $3000 a month and I currently about $1000 a month. It hit a low point about 2 months ago and is increasing (economy based) as more people advertise and buy hosting. Income is spread between paid hosting, CPM ads, Context ads, Adsense, etc I used to make a lot mroe when I sold ad links and 404 redirects but I have no time to manage it and no longer do it. I am also including about a dozen domain names that had sites and no longer are in use or where going to be put in use. There are also several licenses included (vbulletin, whcms, etc) that are in use on various sites.

I will include the servers I currently use in the sale if you want them. They are all custom built with RAID 1 drives. You'll need to add some more soon as I am getting close to max capacity on some of the free hosting sites. Servers are all recent dual/quad core, 3ware raid cards, etc.

I am only entertaining serious offers and only by speaking to the potential buyer on the phone. I'd also encourage a trip out to check out everything unless it must all be done online. Please do not waste my time with payoff offers and financing. This is a cash sale only...escrow is a must too. I am in no hurry so you can inspect this all before buying.
