Valuing a Directory - Revenue Multiples?

I'm considering selling a directory of mine to raise funds for other ventures. I'm just wondering if there are any 'rule of thumb' ways to value a directory.

As a little background the site has some good rankings in Google.co.uk for searches such as:

    Website Directory
    Web Directory
    UK Website Directory
    UK Web Directory etc

PR is zero, i think the site got a ticking off from Google (was previously PR2)

Average revenue is approx £30 ($60 per month) currently

    Any help appreciated...

    Hello....

I suppose a few factors to consider would be

    1. Backlinks = Yahoo and Google
    2. Template Design
    3. modifications added (mods)
    4. Indexed Pages
    5. Domain name
6 Alexa Traffic ( its by toolbar downloaded metrics but its the best we got)

Unfortunately many still consider PR a measurement of.... "whatever"
So selling them now might be a mistake as chances are it might have lost PR
due to interlinking or whatever they deemed not to their liking.

One solution would be to request reclusion if you feel you "might have" violated
their guidelines unintentionally and hold off the sell...

IF Not and pressed to sell immediately then above would be good starting point to consider....

    Hope this helped

    thx

$400 - $600 US would be the price range you would get depending on how the site looks.

Try to develop the site, PR0 with no low revenue will really sell at a very low price buddy even though it has a good ranking.

In general, it can be said that 12 months of revenue may be the selling price of any website but for the directories many people consider PR as the most important factor and I do not think that people will be willing to pay mid $XXX to a PR0 directory.

Yeah, i'll probably keep hold of it.

As for PR, Google webmaster tools shows 'Medium' Page rank which going on some of my other sites means PR4 (i think), so fingers crossed when PR next updates that'll rise.

Think i'll keep hold of it for awhile, let the few sales keep trickling in...

when you try to sell a business of any kind, revenue and profit is all that matters.
In offline business the multiplier is around 12 - 15 times the yearly profits.

For internet business the "rule" is about 10 - 12 times the monthly revenue.
Maybe a little less for directories (6 - 10) because of the risk involved.

Of course potential should also be measured, but you will have to find a serious buyer to make such deal.
