UK Adult website inc. PR3 domain - massive earning potential

I am selling a UK based site
(can be managed from anywhere in the world obviously)
Its for the swingers community.

It receives approx 1500 - 3000 hits per day
from direct searches and from the swingers community as it is well known in the UK
it is a PR3

I have just sold ad space in the centre of the site for £400 ($800)
this will go to the winning bidder if bought before i am paid it (the ad goes live on Mon 21st)
This will be regualr monthly income from one advertiser and will be worth each month between
£400 & £2000 pounds ($800 & $4000)

I have also just signed up with an affiliate who will pay $2 - $4 per email address from the opt in registration (there are 1400 members, i havent cashed these in yet, they too will go to the winning bidder, so thats a potential $2800 immeadiate return from these)
This will be ongoing, so if you get 200 new members per month thats another $800. i will also give you there private email as they may do some extra business with advertising with you

i have also just signed up with adbrite
so no money on that yet (i have still to add it to my search page)
but that too will be yours

i have been approached with offers to buy adspace on the site from others, i will forward these contacts on too

so its a great business for someone

The website script is one that anyone can sign up to but i just lease it at £30per month, thats the only cost
i have just added an auction script on to it today, so more available ad space
i will also chuck in a free forum script if required

I will provide 3 months support for the new owner
and will transfer all ownership promptly

It has a fantastic .co.uk domain name (worth a load on itself)
it has been featured on prime time TV in the UK and also in a popular UK magazine

I am selling as i need the money towards a new house

i would like to think this is worth some serious money

i will happily provide traffic stats
(i have only recently set up statcounter) but i'm sure the skilled webmaster will be able to find these previous stats somehow, its been around for nearly 1 year
