    I am selling a tutorial site with great potential and nice custom graphics. It has a forum setup but no content. No SEO has been done on this site and only one google ad ever ran over the few months I've had this site. It does not have an admin section but it doesn't require much work. If you know PHP at all, you can make adjustments easily to the code.
