Top Niche Site with unique Content 4 sale

I am selling my site http://www.tinnitus-online.com which I created in April 2006.

All the Content is unique and is based around the e book I wrote myself called "My Best Friend Tinnitus" which describes a simple method of learning to relieve tinnitus.

SERPS
The site has just lost its PR4 status and is now PR3 which doesnt mean much anyway because the results have rocketed in the SERPS. The Google update is still in process so it cols still move up again.
For example the site ranks on page one for the top ranking keyword "tinnitus therapy"

Also on page one with Google are the keywords "cause of tinnitus" and "tinnitus Support"

The books sells for $ 14,95 at the moment.

I am selling the site out of personal reasons, meaning....the site ghas fullfilled its purpose for me and I am no longer bothered by tinnitus. Life moves on and I have started new projects. Would be nice to see this site being promoted by someone who has more know-how than me because I am 100 % sure the sites has more potential.
