    OP, I would have to agree with Reg fee as is. If you work hard you could turn them into PR2-5 sites by the end of the year and then sell them.

    Side note, who or what site told you they were worth that much?

    Any domain can be developed into a PR2-5 website, thus I think this advice is pretty useless, no offense. Right now we appraise the domains as they are right now, undeveloped.
