There is something that's confusing me. The site makes around 600 a month, but you have a bin of 11000.

Isn't that almost 20 months of revenue?
The mayority of the sites are usually sold here at a 10 months revenue rate.

I am interested in your site, but you'll have to convince me to pay for 20 months of revenue.

 

First of all, if $11K is BIN, the revenue is btw $600 to $650 (some times we have had more sales too) anyways, if we consider min. monthly revenue i.e. $600 you reach the BIN by considering 18 months revenue not of 20 months.

Secondly, the site is with unique/custom design, with extra sections in it.

1- There is a number of free web templates, we released all as "Designed By: Elegant-Templates.com" those all templates are property of Elegant-Templates.com you can have a look on The Free Templates section http://www.elegant-templates.com/templates-and-cliparts/

2- http://www.elegant-templates.com/articles.html Articles section, there are number of original/unique articles we submitted frequently.

3- http://www.elegant-templates.com/tutorials/ Tutorials Section, all tutorials present there are unique and property of elegant-templates.com

4- There is custom script running at back end, from where you can add/edit/modify the Free Templates, Articles etc... Here is login page http://www.elegant-templates.com/login.html (though other designers can signup too and can submit their free web templates )

To maintain all these above mentioned section, we developed a script(this script is property of elegant-templates.com) which is not available with TemplateMonster's Affiliate Site.

So in short, you are buying not the site only, but the custom script, extra sections and site is established and old enough itself. There are lot more factors to be considered while evaluating the business.
