Buying Sites/Blogs making steady income | Paying 12x to 20x monthly revenue

I've decided to invest in websites/blogs which are making a steady income. I might be interested in buying your site if it meets my requirements

Should be at least 6 months old
Should be making a steady income for at least 3 months
Should not be an auto blog, proxy, image/video hosting site or any kind of a directory
Not interested in adult, gambling and pharma niches
Should be a legitimate business model. I don't want anything that can be considered illegal.
I prefer sites monetized using adsense, affiliate marketing, product/service sales, selling subscriptions, SaaS model etc.
I would prefer buying sites which do NOT require too much of my time being spent in day to day management, promotion or maintenance activities. If it requires a lot of work, the nature of work should be such that it can be outsourced.

If I like your site, I will pay 12x to 20x monthly revenue based on the site's average income over the past 3 months.

- Traffic, referrers screenshots of the past 3 months
- Earnings screenshots of the past 3 months

Unless you have an excellent reputation / iTrader count, I will deal only through escrow.com (I'll bear the escrow fee)

My budget is $60,000. I'd either invest this on buying just a single large website or buy multiple small sites until my budget has been completely exhausted.
