i need development of a site. Below you can find instructions on how i want it.

customers: the houses and hotels, infrastructure owners.

1 - Fully customizable: from the administration of CMS or from a registered user “customer” or “admin” profile from frontend

2 - Ultra minimal interface without images, apart from logos and icons (to choose and change between those free) 100% css, intensive use of jquery and ajax. Common pages (default page, presentation, contact us page with form, privacy policy, terms and conditions, + 1 page for each offer (each customer have many offers)

2.1 - I searching for a Facebook like style but with less object for now, with the intention to provide a single page for each offer (offer "profile" and evaluate the design of offer page, from the admin backend or with an administrative registered profile, that we can assign the maintenance of each offer or group of offer by selection,

like are availablie on single profiles of facebook (like ajax boxes translations and save position, insert of articles (static) link (dynamic) and other.

3 - Forms of pre-booking and reservation (following payment of a reservation is activated) and various form of contact and "update the situation for our customers. The forms must be amended by the backend.

4 - Photo Gallery and slide through the use of jQuery (there is nothing to be developed is already done)

5 - Space advertising (banners and pay-per-click) well structured to fill a wide screen display.

6 - Use of google api (maps and search engine, integration with the calendar and documents of google apps.)

7 - Social network section: social community or in the case of we choose joomla, integration with joomunity and customization. There is a new module, joomunity, that transform joomla in a facebook clone, it's already done, we need only the customization.

8 - Multilanguage structure, all languages in a single page, only divided by ajax/javascript effects such as tab scrolling, hide/show effects or others. Multilingual interface i intend to use (after read this new mail you understand what I want) simple use articles, in same page in simple mouse-over shifted boxes.

8.1 - 8th point related consideration but common to all site style structure.

Like:

those three articles have the same content in three language and from cms backend i tag those articles with a common css tag(we need to find the method).

the result want to be the overposition of boxes that slides and slide back with a mouse-over (using a jquery effect) like the menu bar in this site, but vertically.example jquery slide menu: http://www.kriesi.at/portfolio)

At the end is only a structured template for the front end with the interpretation of css tags and integration and customization of modules and relative style customization.

A way is the customization of Joomla core component com_content so that one can group a series of articles (same article in different language).

And when viewing from frontend we can use some MODULES for accordion style display of same article with different language text.

Or we need a module can display all articles with a section category in accordion style or tab style.


9 - simple about us page, privacy policy, terms and condition etc in 3 different languages

Example: create a section named “Static”, then three categories “aboutus”, “privacypolicy”, and “termsandcondition”.

In each of the three categories we can create three articles each with same title but content in three different languages.

The custom module on the frontend will show the three articles on a same page in accordion style.

This module will have parameters to decide which section/category combination to choose to pick articles.

10- i don't want to touch joomla base structure, to leave "simple" the upgrade process to early versions

11- You can see a poor example of layout here: www.ivandorna.com/xoooby, is not an example of colors or images, but for the layout concept for the offers page users-side.

So you want a real estate cms created preferably based on Joomla, but with addons like a Photo Gallery, Social Network, GMap etc?
