    There are several sites, which are available, some with revenue, traffic and page rank, some without. The question is how do you calculate the revenue and the potential revenue per site ?

    The main difference between the revenue and potential revenue is 10 times much better than monthly revenue.

    You dont sell a site on "potential revenue" -- you sell it based on revenue.

    Revenue is calculate by taking 12 month average earning.

    Potential revenue? No such thing.

    you gotta use your judgment on this.
    value of domain is a big factor on pricing small websites.
    then there is earnings.
