Selling SEO Website with Full Rights to an SEO Guide AND RSS Mixing Script

I have way too many projects going on, and this one has been seriously neglected for almost a year now. For a while, it was bringing in over $500 / month selling an SEO Guide I wrote called "SEO Arsenal - Tactical SEO Techniques" - you will get full master resell rights AND ownership to this with the sale. Until a few weeks ago, I had a contact form on the site, and was getting 10 - 15 emails per month from people wanting to hire me for backlink building. The site still ranks well for several good search terms related to various backlink services, and also pulls a lot of traffic from Google Images related to Link Wheels, since the link wheel images on the site rank very well in GI. For an SEO firm, this could be a great lead generation site.
