SEO Real Estate Site

 I am designing a Real Estate Site. There are about 20 properties. I have two pages called properties 1 and property 2. I was going put the properties on these two pages. However the properties could further be separated into other categories, for example "houses with red roofs" or "houses with driveways" (just as examples). I was thinking about having pages for these categories also. If "houses with red roofs" is a good keyword I think this would be good. But there is just one problem with this. The short text write-up and pic for each property would repeat. For example a given property could be on the page for "houses with red roofs", the main property pages, "houses with driveways", and others. I know what I am trying to do would be easily accomplished with php and Mysql database but that is not the way the owner wants to go. Does anyone know if this would hurt the site in the eyes of the search engines.

    Thank You

How about splitting the pages at cost.

    $400,000 and under.

    $400,000 and over.

I entered location and price first. Then selected from there when we bought. I think the intricate breakdown is great when you have a site like the rmls site in Oregon with hundreds of houses. (even their pages progress by price)

But with only 20 properties, my choice would be price separation.

As primitive as the site looks, the one I found our place throught was www.move2oregon.com

I picked locate by city or area, then Jackson county.

I agree split them by price. Also dont use the same text this will get you a duplicate content penalty. Depending on what real estate market your client is in may determine how long dup content takes to be reported. Real estate agents are evil...LOL if its a competitive market they will find it and report it if this site moves up the ranks. Just food for thought.

Duplicate content penalty is what worried about, however do you think it would be a problem if the property exerpt that would be duplicated only had price, Title of Property, City, State and a small pic.

    for example:

    City Dwellers Dream
    Virginia City, Virginia
    $300,000
    and a picture

Dublicate the above information on pages for, lets say, "houses with red roofs" and/or "houses with driveways" aswell as the main property pages. Due to the limited ways of breaking the properties up there would be a max of 5 duplications. And most the time a properties info would only be duplicated onto two pages.

I think all those are good ideas. One trick I been doing on properties is posting a video to the 30 + video sites. The search engines love this content and you will be be highly ranked on long tail key words. Some long tail key words you will own 5 of the 10 spots on the page. More competitive keywords you will be on the 2nd and 3rd pages. Try this and you will find that you get lots of visitors from you video postings.
