That's where I need some guideance. I get different viewpoints on regional/local vs. national keywords. With so much turmoil in the mortgage market right now, many of the players have gone away and we're going to see super low rates very soon again...trying to get ahead of the curve.

My plans are to have someone optimize the site and then split the revenue from the leads that are generated. There may be additional revenue sharing opportunities based upon the mortgage business generated. Conversion on that type of lead is between 5-7%. Mailing and email are fine. I see no purpose for a phone number on a quote request site. We're not looking for people that want to call, only those that are willing to input non-sensitive information to get a quote.
Plus it sounds like your site isn't anything special in which case the SEO would just throw up his own site and SEO that for 100% of the profit
