I am selling the three sites from the title. Every one of the sites is brand new. Meaning there is no content on them.

All of them are WordPress based.
HostingSWAT.com & SnackableWPTuts.com have the same theme.

WPinMinutes.com is with the Divi Premium theme and with the Divi Builder.
They are updated with the latest update.

On all of the sites is installed another Premium theme - Access Press Basic Pro.

Neither the themes nor the plugins are nulled.

Why are you selling this site?
I need money to fund other web projects. Also, I don't have the time to take care of them.

How is it monetized?
Until now, as mentioned, there is no ROI. But I think it will be best to monetize these sites with Affiliate programs. Hosting, WordPress Themes, Plugins, and such.

Of course, if you will do it in that way, will be up to you, once you obtain them.

Does this site come with any social media accounts?

No, but as you know, this is an easily solvable issue.

How much time does this site take to run?

I sincerely don't understand the question.

What challenges are there with running this site?

I guess the biggest challenges are dedication and time.
