    again are some of the sample results on msn regionals, listed on the first top 3 pages. most of them are within the top 1 - top 5 position for its major term.

    Price may even increase if I sell the site in future(5-6 months after) due to its ranking traffic and revenue. most of the traffic are from msn and all are legit.

    Good thing to buy it now is you'll get the revenue instead of waiting for another 5-6 months. :D
