Selling a Website

I own a couple of domains/websites that people have expressed interest in over the past months. Each for different reasons. I'm looking for tips on how to value and sell the sites.

For example one site is pretty empty but is a great name.

The more interesting site has lots of custom programming, content and is a PR5 site.

Do people just sell the sites like they're selling shoes or do they have contracts and use escrow agents to handle the transaction? If you do use a contract, can suggest any important clauses or link to sample contracts/articles about this?

Tandac was basically asking for advise on selling. Which is a little off topic, but to explain to Tandac:

If you selling a big site ( 1000's$ )you might consider contracts escrow etc.

If you are trading for 50$ or 100$ its not worth it, you take a risk.
