Selling a website, how do I transfer the stuff?

This is a newbie question and surely the answer can be found on Google somwhere but I have tried and didn't find what I was looking for.

I want to create a website and then sell it. How is this usually done? For example, if I register the domain with my webhost (a Swedish one), how does the buyer gain control of it? Is it stuff with pointing the domain to nameservers? Is this always easy to do?

In short: how does a buyer of a domain "gain control" over a domain I registered?

And then I wonder about transferring the content and files. If I have the stuff on my host, how do I "give" them all to the buyer? Is it common to just zip it all and send it to the buyer? Won't this affect any eventual pagerank and incoming links the site has gained?

In short: how does a buyer of a site "gain control" over all the sites content that I created?

Or is better to register for a hosting account with for example GoDaddy, register the domain, create the site, and then after the sale just give the buyer the GoDaddy username and password so he can log right in and start working on the site?

    Thanks in advance.

i think you should just transfer the domain to his account and the files as a backup , take all files from the directory where the site is placed and the mysql database if has one

    Thanks.

I came up with another question, what does it cost to transfer a domain. GoDaddy takes $6.99 including 1 year extension. Is that a good price? Whats a common price?

I'd just have the buy create an account at GoDaddy and push the domain to them. I've done that before and it was very easy. Better than trying to push it to a different registrar.
