I've had a look around the for sale forum both here and on other sites such as SitePoint and most websites top out at the $1,000 mark. Don't really fancy selling my site on eBay or anything, so what alternatives are there for selling a site that's in the 5 figure range?
Ok, I'll give it a deeper look. Do you (or anyone else) have any experience with Sedo and sites like this? I notice they have a website for sale service.
Sitepoint has much better security that Websitebroker. The site that is even better for high dollar sales is Bizbuysell.com. Many of the business brokers use this to sell their client sites. You can sell by owner or find a broker to sell for you. You probably already know this, but your asking price should be around 2.5 times last year's profit. This is an industry standard. It can go as high as 3 times. But above that, you will have a hard time. BR

Websitebroker.com is a good place to sell high value websites. I have seen many sites worth $xxx,xxx listed there.
Also depends on the site your selling.. is it something people will want? Maybe you should post the url or did I miss it?
SitePoint and Bizbuysell.com is great, but if you want more than 1-3x yearly earnings you need to shop it around yourself to larger companies. For example if you have a site that makes 20k a month and you want to sell in a online listing you can expect something like 500k-800k, but if you shop it yourself I have seen them sell for as much as 4 mill with the average multiplier being around 9x-11x. If the idea of calling on companies as large as CNBC or Martha Stewart Living does not sound like something you could pull off, hire someone that can do it and that has contacts, or just throw it up on SP or BBS.
Thanks for the input guys. Not really sure what would represent a good value for it as it's a non-profit site in the environment sector. It could be used for profit as we have a decent member base but I havn't done so thus far and don't really have the time to do so, hence why I'm looking to sell up. It's getting 5-6,000 uv's a day though and has a bigger community than the likes of Greenpeace, Treehugger, Friends of the Earth etc. so I should think it'd be worth something (think Treehugger was bought for a few million by Discovery - not that I'm expecting that much )
I'd most certainly think about Sitepoint, as I've used it with a lot of success. As the guys here have said, they do a good job of protecting your security, along with handling the basics of the sale process.
That's tough. Buyers here, in Sitepoint and most other places buy sites for the profit they can generate. There are rare cases where someone may buy a site that doesn't generate immediate profit but even in those cases the price they pay is based on the future profit they can make (or costs they can save). If your site has the ability to save a large organisation some money in PR/brand building/communication then they may be willing to buy your site. The price they pay will be based on how much they see your site saving them. People may argue about different ways of valuing a site but it all boils down to profit the buyer sees the site making/saving them. That may not be what you want to hear but it's the truth and it's a shame for sites like yours. This article I wrote for Sitepoint on valuing sites may be of interest.
l3vi: For 20k/month sites, Bizbuysell is still a great place. They have multimillion dollar listings. Some of them do get 9+ times prev. year profit. I was using the 2.5-3.0 times as a standard for sites in the normal range, based on selling my own sites and speaking with Business Brokers. He said selling a site in the 5 figure range. So the 2.5-3.0 would qualify for a site that is selling for $99,000.
