Selling Rental Site Liquidation -- Rental Sites for Sale in Roofing, Legal, Medical + more

I'm liquidating my inventory of rental sites. I created all of these sites (all are using free wordpress themes), had the domains registered, etc...
Sites are all targeting cities in the USA. I know they can make money (we rented out the first one we tried). Reason I'm selling is that I recently got several large clients taking up all of my time and don't have time to sell these and continue developing them. They have a mix between 6-10 months remaining on registration.

These roofing sites are all variations of city+roofing and then perhaps a small word added at the end. All are .com/.net/.org. One site is shown as an example of what the others look like.

Roofing Sites with Links and High Rankings:

1) http://www.cincinnati-roofing.org - PR3 site. Ranked top 5 on page 1 for main term. City size: Approx 300,000
2) City + roofing – PR1 site. Ranked on page 1, includes Places listing with local address that was verified (places listing ownership is transferable because I registered a new gmail account for it). City size: Approx 400,000
3) City + roofing – PR3 site. Ranked #1-4 for various terms. City size: Approx 125,000. Have already successfully rented this out in the past and is still generating leads (HUGE bonus: As I'm writing this post a lead came in through the contact form and he left a voicemail message. Needs a commercial foam roof done. This should make it super easy to rent this site out if you contact us quickly enough to do something with the lead...will probably give it till tomorrow then try to just sell the lead as-is)

Roofing sites without links:

These sites were registered and created 2 months ago. Since then they've had no further link building or development done so their rankings are unknown but likely somewhere in the top 100 results because our on-page SEO is solid.

1) 415,000 city population
2) 270,000 city population
3) 230,000 city population
4) 210,000 city population
5) 210,000 city population
6) 335,000 city population
7) 500,000 city population
8) 430,000 city population
9) 380,000 city population

All of the roofing sites have 100% unique content and approx 3-4 pages. A “roofing/roofers” keyword focused homepage, a commercial roofing page, a roof repair page and usually random other page like residential roofing or privacy policy page.

Other sites:

1) Plastic surgeons in city+state – PR1 site – Ranked middle of page 1. City population 400,000 which has a major world-renowned medical center.

2) City+personal injury lawyer – PR2 site – ranked middle of page 2. (huge value term to get to page 1. I'm willing to condition sale on page 1 ranking which I could probably get done within a few weeks). City population 400,000

3) City+dentist – PR1 site – ranked page 2 for city+dentist, page 1 for city+ cosmetic dentist and #3-5 for city + teeth whitening. Population size: Approx 160,000

All sites which have links built will keep their links.

Offer process:

PM me for any/all sites you're interested in. These are obviously not normal adsense style sites where you can just pick them up and start making money—you have to already understand the site rental model and be able to rent them out. You can't value these based on current income, but rather the virtual real estate space they are occupying. Therefore, I will be checking post history of any members that PM me to verify that there is a decent chance you know something about this niche. No offense intended, I just don't want to deal with people that are simply curious, etc... There are WSO's for that. This is also done to protect potential buyers so that there aren't dozens of folks out there watching your sites.

Let me see if I have this right: you have 44 posts and 7 feedbacks, and you want knowledgeable people to tell you what they're willing to pay for unnamed sites that need development. Good luck with that.

I see what you're saying about the offer process. I was trying to figure out a way to avoid tire-kickers and make it fair for potential buyers, but it's probably just too much of a hassle for buyers. I've amended the process to remove the 'rough offer' part.

About half of those sites don't need any development beyond renting them out and/or tweaking them according to your preferences. Hence the rankings data. The 8 or so roofing sites are clearly not worth nearly as much though.

I'm just trying to avoid the 2,399 PMs from people outside of the USA that just want to see how a site like this works.

 

interested in the rental sites, can you at least pm me domains? theres a lot of guesswork up there that i'm just not willing to do.

Ranked sites with strong links: $100-400 asking price, depending on which you want.
