Real Estate Referral Site FOR SALE, $7500

Rapid Estimate is a real estate referral site I started about 18 months ago to generate real estate leads in my local area, but soon found users coming to my site from across the country. It allows home owners a chance to get an instant home valuation and provide their contact info for a personal follow-up from a real estate professional in their area.

As a real estate broker I understand how valuable these leads are to the real estate and mortgage industry. In fact, I sold a single lead to a real estate office in Ohio for over $600. But other than that, the site currently does not generate any income. I haven't had time to do anything with it, and I havne't even looked at the site for the last 6 months. And none of the user information has been referred to anyone in that time.

The site was custom designed, including the database/scripts and home valuation formula. I have made little effort to market this site, and it has a PR 1 and averages about 400 unique visitors a month. BUt it has a very high conversion rate with many visitors using the site and inputing their contact info.

Included with the sale of this site is the domain name and all site content, including valuable user database. There are about 4400 home addresses that users have inputted themselves, with about 1200 of those including specific information about their home, their valid email address, and phone number in many cases.

I have many ideas on how to profit from this site, but simply do not have the time to deal with it.

 

are you taking offers? I think $7500 might be too much since most sites sell on a 10 times revenue basis.

Thanks, I'm happy with the site. Just don't have the time to deal with it. Right now I'm just asking $7500 as a BIN. If someone wanted to make me an offer, I'd look at it and respond, but not sure I'd take much less.

I understand normal valuation methods usually go for about 10x monthly earnings, but this isn't a normal site. The ideal buyer would probably be familiar with how much potential there is with the real estate industry, and have an idea of how to utilize the data. Did you know that the current Cost Per Click on Yahoo for the search term "home loans" is $9.00 per click?

 

2 questions:

What areas does your automated valuation code cover?
What sort of accuracy does it have?

 

The valuation formula works for thousands of zipcodes, maybe about half the U.S. It's more accurate for some areas than others. If I had to guess, I'd say it's between 95 and 75% accurate.

It works for about 8000 zipcodes...

Also, if any of you DP guys are using the site to try out the Estimator, could you please put "just testing" in the comments. It will help me keep track of legitimate requests, and you can avoid a potential call from your local Realtor.

just a quick bump to let you know the site is still for sale, and it's been getting tons of inquiries lately. All excellent real estate and/or mortgage leads.

 

Also, you may be interested in knowing that the site has about a 50% conversion rate. Approximately half the visitors to the site input their home address. And it has about a 16% complete conversion rate, with almost 1 in 6 visitors inputting their name, email address, phone number, and requesting contact from a Realtor.

Surely there must be someone out there that recognizes the value of this data?

 

Isn't the LEAST you could do to monetize it is to link the leads to agents and/or adsense?

Why the complete no-show as far as ads?

 

can I get info on: average number of complete conversions per month and some sort of breakdown by geography (state is ok but I'd prefer major metro area if possible...or even zipcode).

 

I haven't made any attempt to monetize the site because I don't have the time. I had one offer from someone looking to place a link on my site for $15 a month, but I didn't even bother responding. Selling to Realtors make sense (I did sell one lead for $600+ last year to a Realtor), but I'm simply too busy.

And I haven't done anything to boost exposure of the site. In fact I don't really want any traffic, since all the requests are currently going unanswered. I'm sure I could spend 20 bucks for some paid links and boost by PR to 3 and double my traffic no problem.

 

Leads come from all over, not really one specific region. But there a good number coming from high value markets like California and Florida. If you're really serious, PM me and I can probably send you a file of all the users' zipcodes.

 

As for conversions, so far this month I've had 65 complete conversions, and about 200 step 1 conversions. Most users coming from Google, Yahoo and MSN in that order.

You'll see in my first post from October I stated there were 4400 user inputted home addresses in the database. Now 4 months later there are 5400 addresses, with zero marketing and a PR of 1.

That's part of the value of this site, is that it comes with a sizable user database.
