Can you guys take a look at my Real Estate Forum and tell me if you guys know of anything that could or should be done to give it the "extra something".

    Hi Mike,

I can´t think of an ´extra something´but I did find it very slow to load. Once I was in, clicking between threads was fine.

My only other comment is one that is probably not that important from your pov. Being on the other side of the pond, the emphasis on the US may discourage non-US estate agents or their webmasters from joining as thay might feel like the forum is not really aimed at them. How many forums can we all belong too and still get our jobs done, after all? They might choose to find another forum with an international focus.

In any case, I think it looks good and will be very helpful resource both for estate agents and their poor, overworked webmasters, wherever they are from.

    I agree e10 thank you!

I will add a lot more international categories in due time. I was worried noone would post for a while and it would make the forum appear like a ghost town.

I think the reason why it loads slow is because of the number of categories already on the forum, adding more international categories will in my opinion make it even slower, and not easy to navigate.

    Nice site!

You could probably make sub-forums for the U.S.

    Something like

    United States (root)
    -NorthEast
    --State 1
    --State 2
    --State 3
    --etc....
    -SouthEast
    --State 1
    --State 2
    --State 3
    --etc....
    -NorthWest
    --State 1
    --State 2
    --State 3
    --etc....
    -SouthWest
    --State 1
    --State 2
    --State 3
    --etc....
    -Central
    --State 1
    --State 2
    --State 3
    --etc....

    Then countries

    International (root)
    -Europe
    -Asia
    -Africa
    -Australia
    -South America
    -North America / Canada

Not sure how well this will be for search engines, but I always say the visitors first. This will probably work best for your visitors load time and navigation.

Overall, I like the forum. A custom template, something lively, may wake it up, but is not necessary. Just my 2 pennies.

I have to agree with you and I would like to find a new template and integrate it.
I will now see how I can move the categories into subcategories without losing anything.
Thank you! and yes, I was thinking about the search engines too much but visitors first :)
