Proxy listing site with revenue & organic traffic - MUST SEE!

    I am selling www.kortaz.com - a proxy listing website.

    Domain:

    Domain I purchased from a guy at Namepros for $15. It is short, very easy to remember and sounds cool. It is registered at DynaDot and can be pushed for free. The domain expires on the 4th May 2008.

    The site is predicted pr 5 with over 2,000 backlinks, according to iWebTool.com.

    Site:

    The site was originally a "complete entertainment zone", with a web proxy, arcade, funny videos etc. I spent about $300 on backlinks and promotion.

    However, I changed it as I thought there was just too much under one domain. Using warforge.links script, I created the site as it is today and got some custom edits which included...

    1. Add e-mail field to "Add Your Proxy" form.
    2. Links in both Featured and Regular sections rotate randomly.
    3. Links open in new window.

    I then promoted the site using various means, including a Google Adsense campaign.

    The beauty of the site is how simple it is. You can easily edit links within the footer etc by simply changing the php code. Further to this, the script tells the user when a link was added and how many hits it has received, making your job as admin a lot easier.

    There is an admin backend that allows you to authorise new links, add/delete links (make links featured), edit the admin details and add/delete users. Example screenshots are HERE, HERE and HERE.

    Featured links are paid placements, Regular links are FREE listing but each site has a backlink to kortaz.com with the anchor text "Web Proxy".

    Revenue:

    June: Two links sold @ $10 each = $20 (see HERE for proof)

    July: One link sold @ $10 each, Three links sold @ $7 each = $31 (see HERE and HERE for proof)

    Note: In July I decided to reduce the price from $10 to $7 to drum up business.

    Traffic:

    June: Over 10,000 unique visits (see HERE for proof)

    July: Over 10,000 unique visits (see HERE for proof). Less traffic as I was allowing it to come in naturally than continue paying for advertising.

    Referrers:

    During the first month I bought a paid listing on proxy.org and findproxy.org for www.kortazproxy.com and re-directed the traffic to kortaz.com. KortazProxy.com will be included in the sale and is registered with upbro.com.

    As the domain is less than 3 months old you will need to wait until it matures before I can transfer it to you.

    As you can see from July, the Google referrers are less but they are all organic in comparison with June when I used Google Adsense.

    The site currently ranks #3 on Google.com for "Unblock Web Site" (see HERE)

    Hosting:

    The site using very little hosting & about 1gb bandwidth per month. If you wish to transfer the site to your host then that is up to you to do (your responsbility). However, if you wish to keep it, the site is hosted at HostNine.com for $3.95 per month.

    Reason for Sale:

    I am selling this site as I would like to re-invest the money into a bigger web project. I am also hoping to pay for some bills with any left over!

    Price:

    The benchmark is 10x monthly revenue, which would be $310. Bearing in mind the site is predicted PR5, it has over 2,000 backlinks and is ranking well in Google already, I feel the any buyer has a positive future and therefore I would like to value the site higher than this amount.

    Further to this, I limited the number of Featured Links to 5 however you could have 10 or 15, thus increasing your revenue.

    The site is on auction for 7 days at a starting price of $400
