PR it is completely worthless factor.
Not used by google anyhow, you can find thousand of websites with pr0 or pr1 ranked 1 position while some huge pr6 are eating dust.
Number Backlinks are worthless factor.
can show you website on 1 position with just 300 backlinks on very strong keyword and behide websites with dozen thousands
searches, tld, age (not strong as before) in my opinion are solid factors to keep in count
idea you can develop around a name worth even more.

sushi.com owner refused 600.000$ on last auction (flippa) it is now listed for 1.500.000$

Just a note: make sure before you paying that the domain in question is not reported for spam by the Google, or being in the Google's sandbox, the pagerank does not always mean you will be ranking high on the SERP, the age of the domain name also worths, if it is verifying these 2 checkboxes, then I recommend you this.

 

A lot of people get fooled by these. The amount of times I've seen half a dozen or more people at GD auctions all bidding on one of these 1DA/1PA faked PRs... Got to do your DD. Check it at OSE (OSE will often let you know if its been redirected) and ahrefs. Check how many times it's dropped. Check its age. Check what kind of links are coming in and their anchor text -- a PR5 might not be worth much to you if it's been used by a spam-drone for his Viagra site and all of its links are sketchy pharma links.
