Sorry, you're not familiar with how much these things go for. Halo 4 is not an 'old' game. It's set to be released during this upcoming November 2012 and is one of the most anticipated games this year. The forum traffic is going to explode during the period leading up its release, and thus, more traffic means more revenue. All traffic right now is coming in from the search engines. We have already secured high rankings for our primary targeted keywords. Right now I only have the forum monetized with one single ad. With more monetization methods, this thing could easily bring in $xxxx per month once traffic starts picking up.

I could hold onto it and sell it in 6 months time for much more than the price I'm looking for, but I'd rather have cash now.

As someone who has dabbled with the video game forums niche, I'd agree with ZP that the site has strong value. Excellent SERPS... Keep in mind you are buying for future gain with the release not due until November- if you can keep the rankings steady until then you will make your money back and so much more.
