Selling PR2 popular and clean Hubpages subdomain - $120/month revenue, 8,000 visitors/month

Straight at the top I'll say that I'm looking for a quick, easy sale for this healthy, profitable Hubpages subdomain. As such I may be open to negotiation for a reasonable offer.

The Site

This subdomain was registered in October of 2011, and has since grown to 159 active hubs. The subdomain attracts a growing number of visitors with each month, with the current hit count for the last 30 days at 8,453 (with 406 visitors in the last 24 hours). The traffic is primarily US based, coming organically through Google, Yahoo & Bing.

I have attached a screenshot of the Google Analytics report for the subdomain, in which you'll see a tenfold increase in traffic from April onwards - a result, I'm sure, of my squeaky clean linking practices and high quality original content.

The Content

The subdomain targets low competition evergreen topics. The most popular content is on the subject of celebrity and movie fashions, with each article providing affiliate links to appropriate products on Amazon.

The Revenue

In the first 6 months of 2012 the subdomain has generated $502.95 from the Amazon Associates Program. Since traffic increased in April the average monthly earnings from Amazon have been $100.

Additionally, the subdomain generates $20 each month from the Hubpages Ad Program.

In total the site has generated $583.99 for 2012 so far, averaging $97 per month. However, for the last 3 months the site has averaged $121 per month, and revenues are still growing.

The Price

I would usually price a site at 8x monthly revenue, which would bring the price to $968. In this case, as the property for sale is a subdomain, I will reduce the value accordingly to 6x monthly revenue, or $726, and then knock a little off the top and call it an even $700.

As a bonus, there is currently $21.12 in my Hubpages ad network balance which will be included in the sale.
