Possible site sale (established, revenue)

Hi,

My SITE-click here might be for sale soon. Before I prepare everything and put it on auction, I would like to hear from you what is realistic price I can get, miminum/BIN.

Here are basic data:
- Site is games portal - selling 'try it before you buy it' games
- Domain is 7 years old, never dropped or something
- Site receives 4000-6400 daily uniques (18-23K PageViews) daily depending on source (Google Analitics / Webalizer)
- Site gets more and more popular month by month, i september it sold 36 games, in October 101 games, expecting about 150 sales this month (net earning per game is about $7). Site also get's something little from adsense, which I removed fom most pages, trying to sell more games
- Site is mostly automated, requires very little time to maintain, everything is custom, developed by me
- Site has online chess server, invested a lot of money and tme in this. Server is in JAVA.
- Site is no1-2 on Google for VERY competitive keywords : 'Download Games' , 'Games Downloads',... so most traffic is targeted and organic. Other traffic is from bookmarks and exchanges.
- Site is no11 for 'Play Chess Online'. I'm sure it will soon gets to first pae, and a lot of traffic for my online chess.
- I just setup newsletter signups, should do it much earlier. About 20 emails gets daily + when you sell game, you get customer email if he sinup for a newsletter. So, by time, there will be 1000s of 'targeted' emails (people who DO buy games)


I will NOT sell site only based on revenue.

Site actually isn't yet for sale, I just wanted to 'get feeling' can I get enough for it before put it on auction at SitePoint , DP... I really will NOT sell only based on revenue, but also on invested money (only programming, graphics ... for chess was near $5K), domain age, nice and recognizable domain name, SE position for VERY competitive keywords (AdWords for this keywords costs $0.4-$.9 per click, I get it thousands every day for free) etc. Site like this isn't on sale everyday.

Re the stats: I already said how many and from where visitors come. To a prospective buyer, I will give not only screenshots, but, if needed, access to statistics so you can see all details, but I really don't want to send stats and all details to someone who is just curious. For now, just assume that data I provided are correct, if I get good offer, I will provide all details, of course.
2ndsky: Actually, affiliate program I use (Reflexive) pays 40%. Average game price is $19.95, 40% is about $8, but minus bandwidth costs net is about $7. I didn't get full report for last month yet, but yes, it's about $700. There is also something like $65 from AdSense, but that's just good for expenses (server). I removed AdSense, it's only on chess page, I'm doing experiments what's better, affiliate or AdSense.

DanLar: Actually, I'm looking for more, very soon (maybe this month) site will have $1k net, and $10K will be just usual 10 months revenue, this site worth more. Just having emails from people who do purchase game and signup for your newsleter worth 'gold'. In a 6 months, I will have a lot of emails. I already have custmers who purchase regularly (3-4 games already). Revenue will raise all the time.

However, if I get an offer 'I can't' refuse I might consider sale without auction, feel free to offer me (please, serious buyers only).

BTW If someone give me really good offer, I wil give away www.onlyfunnystories.com , no 2 on google for also VERY competitive keyword 'funny stories' bringing a lot of visitors, and something like $5/day from adsense - some other program on site like this can bring more, I didn't try, don't have time.
