Positive adsense/adwords difference website possible sale

I have one website with very high ctr and positive adsense/adwords difference.
adwords:adsense=12:17 which means 1200$ wich means that 1200$ invested in adwords can bring 1700$ with adsense. These calculations are based on monthly stats and probably you can earn more since website gets unpaid traffic too, and with adwords vistors are most targeted ones. I have proof for this.
Site earned 98$ in May with adsense spending one promo vaucher with 25 pounds.

Site is old 3 months and is completly onpage seo-ed (minimal html code, custom titles, h1, meta and keywords tags) and with pleasent design. Also include directory with maching template.

Has around 600 baclinks in MSN, little less in Yahoo and has been submited to over 200 directories, got 2 organic .edu links and growing. Also posted on various blogs. Predicted pr is 4 by iwebtool but I am sure it will go higher.

This is great for saving money to people and ad like this will get clicks even if it is ranked last. I am not sure how much is minimum payment per visitor and calculations were made by 3 cents per visitors. I am new to adwords and I am sure somene who knows what to do can make better profits.
