    First time I bought a domain to resell.

    I was a little drunk when I bought it and the next day I had a bit of buyers remorse along with a hangover.

    sedo shows only 3 uniques a day sincce I parked it.

    Let me know what ya think.

    On its own not worth much, but it's a nice, short and to the point name. Not a lot of thought goes into figuring out what it means ;)

    I have several similar domains, [geo]sex.com , sexin[geo].com, xxx[geo].com etc. that have done pretty well for me as light development jobs, put up a little localised newsfeed content around a "main page" that is a localised landing page for services like AdultFriendFinder. Something like that is very simple to put together, and while it will not burst your wallet with all the cash you're stuffing in, will tend to make slow and steady income.

    I realise that this is not an appraisal and your intention in buying it was resale, but if you put a little something into it and let it get some traffic and rev showing the value of the domain is dramatically more than it is parked.

    Sorry digipon, this thread went off my radar and I didn't see your response until I was looking through my posts trying to find something else. While I am not comfortable putting out my specific sites, the tools you need are super simple:

    1) If you don't self-host, make sure your host is ok with adult sites. Even though you will not technically be producing an adult site, there are a lot of people with too much spare time on their hands and it's better to have it explicitly allowed in the ToS than to have to go back and start over, especially for a site that will take some time to get enough of a footprint to make any money.

    2) A Google account, specifically for Alerts and Reader.

    3) I recommend using Topix.net's newsfeed for local in most cases, although I've never looked specifically at their Pittsburgh headlines they tend to be the one I use for other locations.

    4) A decent adult affiliate program that localises landing pages. AFF is good for this. I believe that Fling.com does this too but am not sure.

    5) A decent keyword tool. If you're into free, I like SEOBook.com's tool.

    Put together a real basic CSS layout with a nice header image. I generally prefer a night shot of the city being targeted; such shots are abundant for most big US cities on Flickr under CC share/attribute licences. If I can't find one quickly I just use random hot girl pictures (make 100% sure that you are using images that can be used, if you use a picture with a person in it.)

    Run your keyword tool for phrases like "Pittsburgh sex" "Pittsburgh hookup" "Pittsburgh adult" "Pittsburgh XXX" "Pittsburgh swingers" etc. and see what kind of phrases get volume. In a geo market volume tends to be minscule compared to the broader search market, but don't let this discourage you -- it's greatly more targeted because of the connection to the locale. You might also figure in other relevant location names if you build the site out some more (eg. Allegheny, Duquesne, etc. in the specific case of PittsburghSex.com) but for right now, you want to try to avoid getting heavy amounts of time invested in the site. They key is to get something out there that is superior to a parking page but won't require maintainence or service the way a blog or more complicated site will.

    From here you need a few pages of static content based on the keywords you uncovered (I start with general, largely fluff info about how great the area is for the adult-minded on the index, and five internal pages specific to the keywords, linked together using basic sound SEO like any normal site would be, just on smaller scale.) Put your news headlines to a sidebar, or above the footer and under the frontpage content -- make sure your external links open in a new window and are nofollow, and that your internal links open in the same window and are follow.) A sitemap and contact form look nice but in my experience are largely irrelevant to a site like this, especially early on. Add them if you want.

    Do not add your aff banners/links to the front page -- it seems counterintuitive, but it makes the front page look nicer to be ad-free, can help with indexing and word-of-mouth, and encourages users to click through to the content. Put the aff banners/links on internal pages in the same spot where the news headlines are on the front page.

    You now have what amounts to a minisite (maybe microsite would be more appropriate) that caters to a very specific niche in a specific geolocal market. Give it about two weeks then check to make sure that it has been indexed. As mentioned before, you don't want to do a huge amount of work on the site up front. If it begins drawing in traffic and conversions then it's worth reconsidering your strategy and really investing in it, but all of this so far amounts to a traffic test more than anything else.

    Use Google Alerts and Reader to broaden your content -- Alerts on phrases like "Pittsburgh scandal" "Pittsburgh stripper" "Pittsburgh escort" (always make for fun news stories, and draw in readers of the mindset the site is targeting) and Reader for blogs about the Pittsburgh club and nightlife scene. These don't have to be monitored religiously, but if the basic site is drawing in some traffic the traffic needs to be "rewarded" with fresh content. Make these news stories static content on the site but link them in the headline area and on the sitemap (if you added it, which you will need to once/if the site gets over 20 or so pages.)

    And that's it. I've done this with many domains similar to PittsburghSex.com ... some were total wastes of time but how many times is that true in a given portfolio of domains no matter what gets done with them? Most generate a small amount of affiliate income, but more than the domain could ever hope to get off of type in/parking traffic. Those that get suprising traffic relative to the other sites and to the search numbers (ie. if a given kw gets 1,500 searches per month and you're getting more than 50-100 uniques a month for that exact phrase, you're doing pretty well with it as a matter of percentage) will get more attention added to the content, and I usually try for sponsor income rather than affiliate on those since adult traffic is so fickle (ie. sell a little ad space -- make front page very dear since you don't really want ads there, but don't chase away money. Money runs away on its own fast enough.) If you reach the point where you are looking for sponsors (usually, if the site is getting good and consistent unique traffic but crap conversions on the affiliate promos) find ones that are already paying to advertise on the nightlife blogs, premium spots on strip club directories etc. They obviously already spend money promoting online and tend to budget a little money for it. Strip clubs in particular are great sponsors, because you share the same target demograph with them (lonely guys who don't mind spending a little money.)

    Anyway, bit of a ramble here but I trimmed it to be as concise as possible. I cannot reiterate enough that a key to doing a site like this is to make it look as nice as you can with as little work as possible. The aff revenue is going to be slim, and depending on how you value your time you could go into a hole obsessing over just the right colour scheme or trying to get a Pulitzer Prize for your overview of area bondage shows. Putting together a fast site that will at least get indexed and has a monetisation plan and just letting it run a bit will give you a chance to see what kind of keywords are actually driving traffic to the page, the keyword research will possibly give you other ideas for viable adult geolocal names, and the research on Alerts and Reader will enable you to go ahead and compile lists of potential sponsors. In other words the process of setting up even one site in one market gives you a sort of "launch pad" for expansion without putting a lot into it initially, and a means to "test the waters" with one small site before you commit to putting some real work into it.
