If I have a 10 page website that indexes at 300 pages (10 dynamic pages) which has a homepage of PR5 and inner pages of PR3/etc that is monetised but not for selling links - makes a little profit but has just been awarded pr5 - whats that worth? I am not up for selling links but maybe the site/s?
A PR5 domain is worth around $300 then add 10-12x what your sites earning per month. Just a rough guide.

I've seen PR5 sites fetching a lot more than 300 on sitepoint. Try a couple of thousand. It really depends on the content of the site as opposed to PR. If it is an authority site, you can get thousands. If not, a couple of hundred.
Wrong. 10x is not any "rule" of thumb that site's are bought, or sold for. People who use this formula are just low balling noobs. Depending on the site, it goes for 12-24, and as little as 6. Many factors go into a site's value... how long site's been around, domain, type of site, revenue (including type, retention, etc), traffic, PR, SERPS, work required, expenses, etc. Exactly.
