Please elaborate how you would set a logical BIN price?

My logic: BIN price $156 = Earnings October 6.53$ x 24 months = 156.72 $. Since I am new in selling sites, any feedback on how to set a logical BIN and reserve based on earnings is most welcome.

"All the work" includes finding this niche that has the potential to make the money as it shows in my stats. "All the work" is not included in my selling price. Any feedback how to calculate keyword niche research into the selling price is most welcome.

As stated above: I sell this site to learn how to sell domains and sites. A am not interested in simply haggling about the price, I do am interested in finding "the right price" where buyer and seller have a good deal.

When I add more articles for this site, I will need to relist it with new stats and earnings, which will be a good experience once this site doesn't sell this time.

Listing the keywords for all to see here, would make this niche more exposed, but will be provided per buyer's request when the site gets sold.

Keyword phrase stated above: Hair Removal Epilator ranks today 2 in google and 28 in yahoo.

As at now: this month's awstats shows 95 different keyphrases of which 78 have been searched once. Unique visitors 354 with 20% coming from mostly Google. Do know that connections from links of this DP page is 49.
